How we work

We follow a clear, collaborative process from the first conversation right up to ribbon cutting. No stage is delegated; the same team members stay on your project throughout.

Discovery. We start by listening carefully. A meeting or series of meetings to understand your brief, your constraints, and what success looks like for you and the people your project will serve.

Concept and design. We develop design concepts in close collaboration with you, working through agreed stages from Concept Design through to Detailed Design and Construction Documentation. You sign off at the conclusion of each stage.

Delivery. We act as lead consultant, coordinating engineering inputs and specialist consultants on your behalf, managing procurement, and guiding the tender process and contractor selection.

Construction and handover. We stay on your project throughout the build, monitoring quality and design integrity, managing commissioning and handover, and supporting you through the Defects Liability Period.

A studio based in Bahrain

nicholas.design has been based in Bahrain since our founding, with our studio in the Bahrain World Trade Center in Manama. We are registered to practise here and work within local approvals from the first concept, so our schemes move from design into delivery without the surprises that come from adapting an imported solution after the fact.

We are RIBA-chartered, and design leads every commission we take on. That matters as Bahrain Economic Vision 2030 moves the country toward economic diversification and a higher quality of place. The developments that will define the next decade, from Diyar Al Muharraq to Bahrain Bay, need architecture judged on how well it serves people and endures, not only on how quickly it is built.

Frequently asked questions

Are you based in Bahrain?

Yes.

Our studio is in the Bahrain World Trade Center in Manama. We are a home-market practice rather than a firm servicing Bahrain from another country, so you meet us in person and we know the site conditions and the approvals first-hand.

How does the building permit process work in Bahrain?

Every permit is issued through Benayat, the Kingdom's national building permit portal, and the route through it is fixed.

  • Drawings and documents are prepared by an engineering office licensed by the Council for Regulating the Practice of Engineering Professions
  • A second licensed office, of the same category or higher, reviews the set before it can be lodged, and has seven working days to verify that review electronically
  • Any pre-approval the plot triggers is cleared first, each allowing up to ten working days
  • The water, sewerage, and electricity directorates return their connection positions within five working days
  • Once the fees and the insurance deposit are paid, the permit issues immediately and stands for one year

We prepare the package to that standard and coordinate the submission, so the application clears rather than coming back for a second pass.

What approvals will my project need beyond the building permit?

That depends on what you are building and where the plot sits. The ones that most often shape a programme are:

  • Civil Defence, where the use and scale of the building call for a pre-approval
  • Civil Aviation, for anything exceeding the permitted height, with a fixed fee above 30 metres from sea level
  • The Bahrain Tourism and Exhibitions Authority for hotels and hotel apartments, the National Health Regulatory Authority for hospitals and health centres, the Ministry of Education for schools and universities
  • The Supreme Council for Environment for reclamation and jetty works
  • The Bahrain Authority for Culture and Antiquities on identified parcels
  • The master developer's own consent inside a scheme such as Amwaj Islands or Bahrain Bay

We establish which of these apply during Discovery, so your programme is built around them instead of interrupted by them.

Can a non-Bahraini own land and build in Bahrain?

Yes, in the designated freehold areas.

Non-GCC buyers can own freehold in areas including Amwaj Islands, Bahrain Bay, Reef Island, Durrat Al Bahrain, Seef, and Juffair. A permit application needs the title deed and the latest survey certificate from the Survey and Land Registration Bureau, so ownership and boundaries are settled before design begins. Inside those developments the master developer also approves the design against its own code, which we handle as part of the submission.

Are you RIBA-chartered?

Yes.

nicholas.design is a chartered practice of the Royal Institute of British Architects, and our founding director is RIBA-qualified with 30 years in the Gulf. Your project is held to an internationally recognised standard of design and professional conduct.

Can you handle both the architecture and the interiors?

Yes.

We resolve structure and interior together rather than treating them as separate jobs. Many clients come to us for a full commission, and our interior design in Bahrain capability sits inside the same team that designs the building.
