Hospitality architecture in India. We make built environments better.

A hotel is an operating business that happens to be a building, and the plan decides its economics for the whole of its life. We design guest experience and operational performance as one problem, because they are.

You are commissioning a hospitality building that has to satisfy a guest, an operator and a lender, and those three read the same drawing differently. The guest judges arrival, quiet and light. The operator judges staff routes, back of house and how many people it takes to run. The lender judges keys, efficiency and cost per key. India adds a climate that will test the envelope every monsoon and a market where domestic leisure is growing faster than anyone planned for. What you get from us is a building that satisfies all three readings.

What we do

Hospitality architecture services we deliver in India

Indian hospitality is expanding beyond the metros into leisure, religious and wedding destinations that were not previously served by branded stock. Those briefs reward a studio that can hold two things at once: a guest experience worth returning for, and a plan an operator can run profitably for decades. Because we are first an architecture firm in India, we resolve the building and its operating logic together, from the position of the asset within its wider development down to the flow of a back corridor.

01

Hotel architecture.

We design hotels that work for the guest and for the people running them.

Floorplate efficiency and back of house are resolved before the elevation is discussed.

02

Resort and leisure architecture.

We plan low-density hospitality around what a site already offers.

The landscape does the work that built form would otherwise have to.

Resort architecture in India →
03

Restaurant and F&B architecture.

We design dining environments around service flow and acoustics.

Those are the two things that decide whether a room trades and whether guests return.

04

Mixed-use hospitality.

We integrate hotel and serviced components into larger developments.

The hospitality element strengthens the whole rather than competing with it.

05

Operator coordination.

We work with your operator's brand standards from the outset.

We are direct about where a standard written elsewhere will not survive an Indian site.

Our work

Our hospitality work

A commission in Hyderabad is on the boards and remains confidential, so the work below is from the Gulf and is named with its real location. These are delivered projects, not renderings.

Arad Hotel: Hospitality

A hotel in Arad designed around the guest experience and the operator's needs together.

  • Public and guest spaces tuned to how the hotel is actually run day to day
  • Commercial performance weighed alongside the guest journey from concept stage
  • A coastal setting handled for comfort, light, and outlook

Budaiya Resort: Resort

A resort planned as a place with its own character rather than an imported template.

  • Guest accommodation arranged for privacy, views, and a legible arrival across the site
  • Leisure and hospitality uses resolved into one coherent guest journey
  • Landscape and built form worked together to manage sun, wind, and the coastal climate

Ritz-Carlton Hotel: Hospitality, Kuwait City

A comparable brief at similar scale in the GCC, delivered to an international operator's standard.

  • Brand-standard interpretation balanced with a building distinct to its city
  • Front-of-house experience and back-of-house efficiency planned as one

Place

Designing hospitality for India

A hospitality brief in India answers to the monsoon, to a market where domestic leisure is growing faster than anyone planned for, and to operators bringing standards written elsewhere. We treat all three as design inputs from the first sketch.

Back of house decides the operating costStaff routes, service lifts, deliveries and waste are settled early or they are settled badly, so we plan them at the same time as the guest journey, because the operator will live with both for thirty years
An envelope that survives the monsoonWater ingress and humidity do more damage to hospitality assets than wear does, so we detail the envelope for the wet months rather than for the photograph
Domestic leisure and the growth of branded stockDomestic leisure, religious and wedding travel are putting new demand on destinations that were not previously served by branded stock, from the Konkan and Kerala coasts to the Himalayan belt and inland heritage towns
Seasonality planned into the buildingIndian leisure demand is sharply seasonal on many sites, so we plan for a property that can run efficiently at low occupancy rather than only making sense when full

Sustainability

Sustainability certifications

We align with international sustainability standards on every project, whether or not formal certification is required by the client brief.

GRIHA · India's national green building rating, developed with TERI and endorsed by the Government of India, applicable to fit-out as well as base build.

IGBC · Indian Green Building Council ratings, the certification most widely specified by Indian developers and occupiers. We are members of the Council.

WELL · building standard focused on occupant health through air quality, lighting, acoustics, and materials.

Process

How we work

We follow a clear, collaborative process from the first conversation right up to ribbon cutting. No stage is delegated; the same team members stay on your project throughout.

01

Discovery. We start by listening carefully. A meeting or series of meetings to understand your brief, your constraints, and what success looks like for you and the people your project will serve.

02

Concept and design. We develop design concepts in close collaboration with you, working through agreed stages from Concept Design through to Detailed Design and Construction Documentation. You sign off at the conclusion of each stage.

03

Delivery. We act as lead consultant, coordinating engineering inputs and specialist consultants on your behalf, managing procurement, and guiding the tender process and contractor selection.

04

Construction and handover. We stay on your project throughout the build, monitoring quality and design integrity, managing commissioning and handover, and supporting you through the Defects Liability Period.

Why nicholas.design

Why nicholas.design for your project

Global standards, delivered from Kolkata.

RIBA-chartered design excellence from a studio in New Town that works to your calendar, your approvals, and your site conditions, not to a brief interpreted from another time zone.

The principal you meet is the principal on your project.

No hand-off after the pitch. Nicholas Bonaventure and the senior team stay involved from the first brief to the final handover.

Architecture that belongs to its place.

We design for the monsoon, for humidity, and for the way Indian households actually live, embedded from concept stage rather than corrected later.

Home market

A studio in Kolkata

Our India studio is in Mani Casadona, New Town, in the North 24 Parganas district of West Bengal. New Town is itself a planned township and a Smart Cities Mission development under NKDA, which means the questions our neighbours are working through, density, drainage, public realm, climate resilience, are the same questions we bring to your project.

Working from here changes what we can offer. We read the site ourselves, we sit in the approvals meetings, and we are on your calendar rather than three time zones away. Design leads every commission we take on, and that principle does not soften because a project is far from where the studio was founded.

FAQ

Frequently asked questions

Do you work with international hotel operators?

Yes.

We are used to designing to operator brand standards and to the coordination that comes with them. Where a standard conflicts with an Indian site, code or climate condition, we resolve it with the operator rather than passing the problem to you.

What is the difference between hotel and resort architecture?

Density and what the site is asked to do.

  • A hotel concentrates accommodation and services into an efficient footprint
  • That footprint is usually on a constrained urban site
  • A resort spreads across a landscape
  • The landscape itself is the product

How early should an architect be appointed on a hospitality project?

Before the key count is fixed.

Key count, floorplate and back of house are interdependent. Setting the first without testing the others is the most common and most expensive mistake on hospitality schemes.

Do you design the interiors as well?

Yes, and on hospitality projects we usually recommend it.

The guest experience runs continuously from arrival through to the room, and splitting that between an architect and a separate interiors supplier is where the experience tends to break. Our interior design in India page covers that service in full.

Can you work on a conversion or repositioning?

Yes.

We assess the building honestly before we design anything.

  • What the existing structure will allow
  • What the existing services will allow
  • What segment the asset can realistically reach
  • A design set to that reality rather than to an ambition the building cannot support

What sustainability standards apply to Indian hotels?

IGBC and GRIHA are the ones most often specified, with ECBC setting the energy baseline. On hospitality projects the decisions that carry a rating are set at concept stage:

  • Envelope performance, which sets the cooling load before anything else does
  • Plant selection, which decides how efficiently that load is met
  • Water use and reuse, which carries real weight in Indian ratings
