Discovery. We start by listening carefully. A meeting or series of meetings to understand your brief, your constraints, and what success looks like for you and the people your project will serve.

Concept and design. We develop design concepts in close collaboration with you, working through agreed stages from Concept Design through to Detailed Design and Construction Documentation. You sign off at the conclusion of each stage.

Delivery. We act as lead consultant, coordinating engineering inputs and specialist consultants on your behalf, managing procurement, and guiding the tender process and contractor selection.

nicholas.design has been based in Bahrain since our founding, with our studio in the Bahrain World Trade Center in Manama. We are registered to practise here and work within local approvals from the first concept, so our schemes move from design into delivery without the surprises that come from adapting an imported solution after the fact.

We are RIBA-chartered, and design leads every commission we take on. That matters as Bahrain Economic Vision 2030 moves the country toward economic diversification and a higher quality of place. Frequently asked questions

What approvals does a retail fit-out need in Bahrain?

More than most tenants expect, and they run in parallel rather than in sequence.

  • The permit itself goes through Benayat, and the drawings must be prepared by an engineering office licensed by the Council for Regulating the Practice of Engineering Professions
  • Civil Defence reviews the scheme where the occupancy and use of the unit call for it
  • The landlord or master developer signs off against the scheme's own design code, which is a condition of handing over the unit inside a mall or a development such as Bahrain Bay
  • Shopfront, signage, and any external identity element are approved separately by the municipality
  • F&B units carry their own municipal food safety and extraction requirements on top of the above

We hold all of this in one submission programme, so the store opens on the date you have already committed to a landlord.

What drives the programme from design to opening?

Four things set the date, and only one of them is design.

  • The statutory clocks: a second licensed engineering office has seven working days to verify its review of the drawings, any pre-approval allows up to ten working days, and the utility directorates return their positions within five
  • The landlord's review cycle against the design code, which is often the longest single wait
  • Material and joinery lead times, since specialist finishes are largely imported
  • The trading calendar, because a landlord will rarely release possession across a peak retail period

How do you design retail interiors for Bahrain's climate?

We treat the climate as a design driver rather than an afterthought.

Can you work within a developer's design guidelines?

Yes.

We regularly design retail interiors inside a landlord's or developer's design framework, interpreting the guidelines so your identity stays intact while the space still meets every requirement of the wider scheme. On a waterfront destination such as Marassi Al Bahrain or Bahrain Bay, that coordination is part of the job from day one.

What is the difference between retail architecture and retail interior design?

Retail architecture is the building: the envelope, the structure, the services, and how the shopfront meets the street. Retail interior design is the fit-out inside it: the layout, materials, lighting, and merchandising that carry the brand. We design both, and our retail architecture in bahrain capability sits in the same studio, so the envelope and the interior stay coordinated rather than reconciled after the fact.

Do you handle FF&E specification for retail?

Yes.

We take responsibility for the furniture, fixtures and equipment package alongside the interior, and coordinate it with the sub-consultants.
