We follow a clear, collaborative process from the first conversation right up to ribbon cutting. No stage is delegated; the same team members stay on your project throughout.

Discovery. We start by listening carefully. A meeting or series of meetings to understand your brief, your constraints, and what success looks like for you and the people your project will serve.

Concept and design. We develop design concepts in close collaboration with you, working through agreed stages from Concept Design through to Detailed Design and Construction Documentation. You sign off at the conclusion of each stage.

Delivery. We act as lead consultant, coordinating engineering inputs and specialist consultants on your behalf, managing procurement, and guiding the tender process and contractor selection.

Construction and handover. We stay on your project throughout the build, monitoring quality and design integrity, managing commissioning and handover, and supporting you through the Defects Liability Period.

nicholas.design has been based in Bahrain since our founding, with our studio in the Bahrain World Trade Center in Manama. We are registered to practise here and work within local approvals from the first concept, so our schemes move from design into delivery without the surprises that come from adapting an imported solution after the fact.

We are RIBA-chartered, and design leads every commission we take on. That matters as Bahrain Economic Vision 2030 moves the country toward economic diversification and a higher quality of place. Frequently asked questions

What approvals does a commercial building need in Bahrain?

The permit route is fixed, and the pre-approvals are what move a programme.

  • The application is lodged through Benayat, and the drawings must be peer-reviewed by a second engineering office licensed by the Council for Regulating the Practice of Engineering Professions before the system accepts them
  • Civil Defence pre-approval applies according to the use and severity of the building, allowing up to ten working days
  • Civil Aviation clearance is required above the permitted height, with a fixed fee once the building passes 30 metres from sea level
  • A Traffic Impact Assessment applies where the scale of the development warrants it, and the Roads Planning and Design Directorate reviews schemes on strategic or developing roads
  • Inside a scheme such as Bahrain Bay or Diyar Al Muharraq, the master developer approves the design against its own code

Once the fees and the insurance deposit are settled, the permit issues immediately and stands for one year.

What does the Green Building Code require of a new commercial building?

Compliance is part of the submission rather than an aspiration, and it is checked.

  • Green Building Code requirements form a mandatory document in the permit application
  • Thermal insulation is required to the national standard for external walls and roofs, using materials approved by the Electricity and Water Authority
  • Electrical load, water, and sewerage data are declared and assessed as part of the application
  • Building services are expected to be commissioned and demonstrated, not simply installed

Designing to this from concept costs nothing. Retrofitting it after a rejection costs a season.

How do you secure power and utility capacity for a commercial scheme?

Through the distribution directorates, and the answer often shapes the phasing.

  • The Electricity Distribution Directorate confirms whether the load is available, performs a site inspection for cable conflicts, and where a customer request is needed, gives you its cost
  • The Water Distribution Directorate confirms network availability and flow capacity, with an expected connection date where either is short
  • Infrastructure charges, covering a share of the capital contribution for water and electricity, fall due at the payment stage
  • All of it returns within five working days of the application, which is why we settle the load strategy before the design is fixed

Do you design both the exterior architecture and the interior fit-out?

Yes.

We design the building envelope and structure, and we resolve the interior in the same team, so the base-build and fit-out stay coordinated rather than handed between two firms. Our retail interior design in Bahrain work is set out in full on its own page.
