A commercial building earns through the people who choose to be in it, so the commercial case and the experience are not competing arguments. You are developing commercial space in a market where occupiers have become selective. Efficiency ratios and cost per square foot still decide whether a scheme is viable, but they no longer decide whether it lets. Certification, air quality, daylight and the quality of arrival now sit on the same shortlist. What you get from us is a building that satisfies the appraisal and the occupier walking through it.

Our commercial work spans office, retail and mixed-use development. Our first Indian commission was in Mumbai and a further commission in Hyderabad is on the boards and remains confidential, so the work below is from the Gulf and is named with its real location.

Process

How we work

We follow a clear, collaborative process from the first conversation right up to ribbon cutting. No stage is delegated; the same team members stay on your project throughout.

Discovery. We start by listening carefully. A meeting or series of meetings to understand your brief, your constraints, and what success looks like for you and the people your project will serve.

Concept and design. We develop design concepts in close collaboration with you, working through agreed stages from Concept Design through to Detailed Design and Construction Documentation. You sign off at the conclusion of each stage.

Delivery. We act as lead consultant, coordinating engineering inputs and specialist consultants on your behalf, managing procurement, and guiding the tender process and contractor selection.

Construction and handover. We stay on your project throughout the build, monitoring quality and design integrity, managing commissioning and handover, and supporting you through the Defects Liability Period.

A studio in Kolkata

Our India studio is in Mani Casadona, New Town, in the North 24 Parganas district of West Bengal. New Town is itself a planned township and a Smart Cities Mission development under NKDA, which means the questions our neighbours are working through, density, drainage, public realm, climate resilience, are the same questions we bring to your project.

Working from here changes what we can offer. We read the site ourselves, we sit in the approvals meetings, and we are on your calendar rather than three time zones away. Design leads every commission we take on, and that principle does not soften because a project is far from where the studio was founded.

FAQ

Frequently asked questions

What efficiency ratio should a commercial building achieve?

It depends on floorplate and typology, and pushing the number alone is counterproductive.

A deep floorplate can look efficient and let poorly because the centre has no daylight. We test options and show you the trade between net area, daylight and flexibility rather than optimising one in isolation.

Is IGBC or LEED certification worth pursuing in India?

Usually yes, if you are targeting corporate occupiers.

Multinational tenants increasingly require it, and the cost of designing for it at concept stage is far lower than retrofitting later. We design to the standard whether or not you formally certify.

Do you work on mixed-use schemes?

Yes. The hard parts are shared cores, separate servicing for each use, acoustic separation and how the ground plane works for all of them. All are plan-stage decisions.

Can you reposition an existing commercial building?

Yes.

We assess what the structure, floor-to-floor heights and services will allow, then tell you what grade the building can realistically reach. Sometimes the honest answer is that the money is better spent elsewhere, and we will say so.

Who coordinates the engineers?

We do.

We act as lead consultant, coordinating structural, MEP, facade and specialist consultants, managing procurement and guiding contractor selection.

Do you design the interiors too?

Yes. On commercial projects the base build and the fit-out are usually separated, and quality is lost at that joint. Where we handle both, they resolve as one design.
