Cultural and contextual design for Indian homes

A home in India answers to a set of expectations a generic house plan never anticipates. We treat them as design drivers from the first sketch, not decoration added at the end.

The technical brief is just as specific. An Indian climate calls for passive design: orientation, cross ventilation, shading and thermal mass to cut the cooling load, materials chosen to hold up against monsoon and humidity, and water-sensitive landscaping. As RERA raises the standard on what is committed and delivered, homes are increasingly judged on how well they endure and how well they live.

Process

How we work

We follow a clear, collaborative process from the first conversation right up to ribbon cutting. No stage is delegated; the same team members stay on your project throughout.

Discovery. We start by listening carefully. A meeting or series of meetings to understand your brief, your constraints, and what success looks like for you and the people your project will serve.

Concept and design. We develop design concepts in close collaboration with you, working through agreed stages from Concept Design through to Detailed Design and Construction Documentation. You sign off at the conclusion of each stage.

Delivery. We act as lead consultant, coordinating engineering inputs and specialist consultants on your behalf, managing procurement, and guiding the tender process and contractor selection.

Construction and handover. We stay on your project throughout the build, monitoring quality and design integrity, managing commissioning and handover, and supporting you through the Defects Liability Period.

A studio in Kolkata

Our India studio is in Mani Casadona, New Town, in the North 24 Parganas district of West Bengal. New Town is itself a planned township and a Smart Cities Mission development under NKDA, which means the questions our neighbours are working through, density, drainage, public realm, climate resilience, are the same questions we bring to your project.

Working from here changes what we can offer. We read the site ourselves, we sit in the approvals meetings, and we are on your calendar rather than three time zones away. Design leads every commission we take on, and that principle does not soften because a project is far from where the studio was founded.

Frequently asked questions

Do you design to vastu principles?

Yes, where your brief calls for it.

We treat vastu as a design requirement to be resolved properly alongside orientation, daylight, structure and services. Brought in at concept it costs nothing. Retrofitted after the plan is fixed is where compromise and expense start.

How do you design for the monsoon and humidity?

By planning for air movement and by detailing for water.

  • Cross ventilation planned into the layout rather than added as openings
  • Deep overhangs, verandas and shaded thresholds
  • Roof and drainage sized for peak intensity, not annual totals, and materials and junctions chosen for humidity cycling

All four are settled in the plan, where they cost nothing.

What does RERA mean for a residential project?

It formalises what you commit to and when. RERA obliges registration, carpet area disclosure and delivery timelines, with the relevant state authority, WBHIRA in West Bengal or MahaRERA in Maharashtra. Design decisions feed those commitments directly, so we plan with them in view rather than treating them as a later compliance exercise.

Do you work on housing at scale as well as individual homes?

Both.

The brief changes considerably between them, but the same questions decide quality: orientation, ventilation, daylight and how the shared realm works. We work across the full residential range:

How do you plan for a joint family?

By designing privacy as a gradient rather than a wall.

That usually means separable living areas, more than one point of retreat, circulation that avoids forcing people through each other's space, and guest provision that does not disrupt the household. At community scale this is where our urban design in India practice meets the residential brief.

Can you handle the interiors as well?

Yes. On residential work the architecture and the interior are difficult to separate meaningfully, and we usually recommend holding both.
