We bring master-planning and urban-design thinking to mall architecture, so the building works as a piece of the city and holds its value as the market shifts toward experience.
A mall is one of the most demanding buildings to get right: it has to move large numbers of people, hold anchor tenants and small units in balance, and stay comfortable and legible across many levels. You want a destination that trades well on opening day and still feels current a decade on, as shopping turns increasingly on experience. Commission us and you get a building planned around how people actually move, gather, and return, delivered to an international standard.
Capability
Shopping mall architecture is the largest-scale strand of our commercial architecture in India practice. It draws on our retail, mixed-use, and master-planning experience, because a mall is really a piece of city under one roof.
What we do
Indian retail is consolidating around fewer, better destinations, and the successful ones have stopped being purely retail. Dining, leisure and entertainment now carry the dwell time that shopping alone no longer generates.

Mall planning and circulation.
We set the circulation so footfall reaches every level, using anchor placement, vertical movement and sightlines to do work that signage cannot.
Where the brief layers offices or a hotel above the retail base, that brings our office architecture in India experience into play.
Anchor and tenancy strategy.
We position anchors and tenancy zones so they pull people through the scheme.
Shoppers do not stop at the first one.


Atria and daylight.
We use atria and rooflights to bring daylight and legibility deep into the plan.
That is what makes upper levels feel worth the trip.
Leisure and F&B integration.
We plan dining and entertainment as dwell anchors in their own right.

We plan vehicle arrival, parking and back of house so the operational layer supports the retail.
It does not dictate the retail.

We have not yet delivered a dedicated enclosed mall in India, so our proof here is our large-scale retail and mixed-use work in the Gulf, at comparable scale and complexity.

Process
We follow a clear, collaborative process from the first conversation right up to ribbon cutting. No stage is delegated; the same team members stay on your project throughout.
Discovery. We start by listening carefully. A meeting or series of meetings to understand your brief, your constraints, and what success looks like for you and the people your project will serve.
Concept and design. We develop design concepts in close collaboration with you, working through agreed stages from Concept Design through to Detailed Design and Construction Documentation. You sign off at the conclusion of each stage.
Delivery. We act as lead consultant, coordinating engineering inputs and specialist consultants on your behalf, managing procurement, and guiding the tender process and contractor selection.
Construction and handover. We stay on your project throughout the build, monitoring quality and design integrity, managing commissioning and handover, and supporting you through the Defects Liability Period.

New Town is itself a planned township and a Smart Cities Mission development under NKDA, which means the questions our neighbours are working through, density, drainage, public realm, climate resilience, are the same questions we bring to your project.
Working from here changes what we can offer. We read the site ourselves, we sit in the approvals meetings, and we are on your calendar rather than three time zones away. Design leads every commission we take on, and that principle does not soften because a project is far from where the studio was founded.

Daylight is what makes a mall legible and makes upper floors feel worth reaching. In an Indian climate it has to be brought in without the solar gain, which is a section and shading problem.
